Robin Sanchez
Meet Robin Sanchez - Candidate for the Hackberry Creek HOA Board. Rooted In Hackberry Creek. Committed to its future. For the past 34 years, my husband and I have been proud to call Hackberry Creek home. Together, we have raised our family here and watched our community grow and change in so many wonderful ways. After all these years, one thing remains constant: Hackberry Creek is a vibrant, welcoming, and desirable place to live. It is a community we are fortunate to call home, and one that I believe is worth preserving and continuing to strengthen. I have been a REALTOR® for more than 20 years, and during that time I have gained a wealth of knowledge and experience when it comes to homes, neighborhoods, and HOAs. I believe that experience, along with my personal connection to Hackberry Creek, would allow me to bring a thoughtful and practical perspective to the HOA Board. My hope in joining the Board is to help keep our neighborhood moving forward with positive changes that benefit everyone, while also preserving the traditions, character, and sense of community that made us choose Hackberry Creek as our home in the first place. I would be honored to have the opportunity to serve our community and help make Hackberry Creek an evenbetter place to live for our families, our neighbors, and future generations.

Tim Garahan
My wife Lynne, Spicy (our Samoyed), and I have been residents of Hackberry Creek since 2018. I have over40 years of corporate tax and finance experience at various companies including Dell EMC,PricewaterhouseCoopers, Dave & Buster’s and Neiman Marcus. I am currently Director of U.S. TaxOperations at Sun Life Canada. I have a Bachelor of Science in Accounting and Economics from BostonCollege and a Masters in Taxation from Bentley University.I want to thank the entire Hackberry community for their support during my first two years on the Board andparticularly this year when I have had the honor to be your President. Whether it has been conversations in ourneighborhood, at events, or at my Friday night dinners at the club, I have appreciated the gift of living atHackberry Creek. During the past year as President, I have mainly focused on “quality of life” issues. TheBoard has been able to collaborate with the City of Irving and Las Colinas Association on certain conditions inour village that do not comport with the high standards we expect in the community. Whether it is an unsightlyhome with trash in the yard or one that has been abandoned, I have coordinated with the City of Irving and LasColinas to solve these problems that for years were disregarded. I am not done yet. There areother such examples, and the Board must enable creative solutions to ensure that our neighborhood continuesto thrive.Hackberry Creek’s experiences are shared by other HOA’s, and I have started regular meetings withCottonwood Valley to benefit from that collaboration.In 2026 after much deliberation, the Board decided a change in management companies was in the bestinterests of Hackberry Creek. I would like to thank thecommunity for their support during this transition. I believe with new tools such as Town Square the Board hasgreater visibility into the concerns of the community, can track progress and ultimately resolve problems.Merely reporting issues on social media does not always allow the Board or the management company toadequately address concerns. I have also coordinated with Castle Group to develop Key PerformanceIndicators for compliance and day-to-day reported issues.On Tuesday September 22nd, I will be bringing back weekly “Tuesdays with Tim”. I will be at HackberryCreek Country Club for lunch at 11:30 AM on Tuesdays and I would love for residents to stop by and chatabout Hackberry Creek and together discussideas for helping make our village even greater.I am asking for your vote. Hackberry Creek has been the best choice for our family. I am grateful to all theHackberry residents for their support to Lynne, Spicy and me over the past 7 years and we feel blessed to beresidents of this premier community.Thank You! Tim

I asked Mike if I could write his bio for a couple of reasons. First reason being that Mike is so focused and humble that he will often forget how to brag on himself. Secondly, as someone who grew up in this neighborhood and remembers days of cul-de-sac block parties, game nights with neighbors and meeting friends at Southern Oak Park when it was just a simple backyard-style swing set, I feel very familiar with our Hackberry Creek Village. Mike is a neighbor. A great one, in fact. He is the type of person to drive a neighbor to doctor’s appointments after they’ve had surgery, lend a hand to take care of a fallen tree branch and get caught up in any conversation at a neighborhood event. He is friendly, thoughtful and cares about our neighborhood. Throughout this past year on the board, Mike has thrown himself full-heartedly into meetings, discussions and events. As Treasurer, he has put transparency and communication at the forefront of everything he does and will continue to do so in the future. He wants to continue to prioritize safety, privacy and security of all residents, while also improving our neighborhood through park and road improvements. We love living in Hackberry Creek, and Mike is the kind of neighbor who will put in the work to keep it that way.

Carolyn and I have been proud to call Hackberry Creek home for 35 years. I care deeply about our community and have spent more than 20 years serving on the Board of Directors, including as President, Vice President, Secretary, and Treasurer. I believe experience matters—but what you accomplish with that experience matters even more.
A Record of Results:
Throughout my years of service, I have worked to make Hackberry Creek a better place to live and to protect the interests of our residents.
Improving Our Neighborhood – In 2004, I introduced the concept of a Master Plan for Hackberry Creek. It led to improved gate landscaping, upgraded streetlights and signs, extensive tree planting, and numerous other common-area improvements that enhanced the appearance of our Village.
Keeping Residents Informed – I created the Hackberry Creek Newsflash and produced 1,040 issues over 20 years. I also developed our annual Resident Survey, giving residents a direct voice in identifying priorities and
concerns for the Board.
Saving Residents More Than $2 Million – I played a key role in the lawsuit and negotiations that reduced the HOA’s required annual payment to the Hackberry Creek Country Club. This saved our residents more than $2 million over the past 19 years.

Saving Money on Sidewalk Replacement – I persuaded the City of Irving to include private neighborhoods, on a test basis, in its 50/50 sidewalk replacement cost-sharing program. That program saved Hackberry Creek residents more than $62,000. I am currently working to have the City's cost-sharing program reinstated on a permanent basis for private neighborhoods.
Strengthening Security – I helped initiate the Crime Information Reward Program, weekly Police Incident Report, upgraded gate cameras, resident evaluations of gate guards and the GateKey visitor access system.
Looking Forward -
There is still more we can do. If elected, I will work for:
• More transparency in Board decisions.
• A stronger resident voice when important decisions are made.
• Responsible spending, keeping assessments as low as possible while maintaining the quality of our neighborhood.
• Stronger security through better procedures, equipment and accountability.
• Better service and responsiveness from our HOA and management company.
I am a retired business executive with BS and MBA degrees from Florida State University. Retirement gives me something especially important—the time to do the job and do it well. Carolyn and I love Hackberry Creek. I remain committed to protecting what makes our neighborhood special while continuing to make it better. I have the experience. I have the time. And I have a proven record of getting results for Hackberry Creek residents. I would appreciate your vote.
