Thursday June 22, 2017

Scheduled Work

Friday, June 23rd – The first half of the major concrete pour on the north end of Summitview Drive near Gate 2 was successfully completed today.  The second half of the pour will start very early on tomorrow (Friday) morning and should be completed before the end of the day.  Because of the size of the concrete pumping station being used in the pour, it will be necessary to set up the pumper on Waterford Drive.  Concrete trucks will be entering and exiting the Village through Gate 1 every twenty minutes and will be travelling on Summitview Drive to Briarcrest Drive to Waterford Drive.  Summitview Drive (south of the construction zone), Pistachio Drive, Briarcrest Drive and Waterford Drive will all remain open at all times.  However, residents should use extra caution when driving on these streets or near the construction area.

Saturday, June 24th – The contractor plans to have crews working on sidewalks, driveways and handicap ramps on Saturday on several areas of Summitview Drive.  There should be no disruption of traffic.

Monday, June 26th – Demolition work is scheduled to begin on Bradford Pear Drive on Monday morning.  Bradford Pear Drive will be closed to through traffic from Boxwood Drive to Primrose Drive.  A detour around the construction zone using Boxwood Drive, Marigold Drive, Crosswood Lane and Primrose Drive will be clearly marked by orange detour signs.  Local traffic only will be able to travel on portions of Bradford Pear Drive during the street reconstruction project. 

The Homeowners Association has attempted to contact all residents on Bradford Pear Drive to give them additional information on the street reconstruction project and identify local issues.  If you are a Bradford Pear resident and have not yet responded to the Homeowners Association’s call, please contact Rich Coady at 972-401-4946 as soon as possible.

 

Wednesday June 21, 2017

There will be a major concrete pouring event on Summitview Drive near Gate 2 on Thursday and Friday of this week if the weather permits.   Due to the magnitude of this effort and the volume of concrete reserved in advance, work will begin between 4:30 and 5:00 AM and not conclude until around sunset on both days.

Thursday, June 22nd A concrete pumping station will be set up on Summitview Drive adjacent to and south of the Gate 2 construction zone.  This will require that the alley between Southern Oak Drive and Pistachio Drive be closed at Summitview Drive for the entire day.  Summitview Drive (south of the construction zone) and Pistachio Drive will remain open at all times.  However, concrete trucks are scheduled to be entering and exiting at Gate 1 and using Summitview Drive to reach the pour every twenty minutes during the day.  Residents should use extra caution when driving on Summitview Drive on Thursday.

Friday, June 23rd – A concrete pumping station will be set up near Gate 2 adjacent to and north of the construction zone.  All concrete delivery will be made through Gate 2.  No disruption on Village streets is anticipated.

This activity will be the last major disruption expected for the street replacement project on Summitview Drive.  We appreciate your cooperation and remind you to exercise extreme caution around construction equipment.

 

Thursday June 15, 2017

Summitview Drive – Summitview Drive between Huntersridge Drive and Clearspring Drive North will be closed to through traffic from 7:30 A.M. to 2:00 P.M. on Friday, June 16, 2017 for a concrete pour at Huntersridge Court.  The contractor will have personnel in the area to allow residents of Bridlewood Court and Huntersridge Court to pass through the construction zone to reach their homes. 

Detour – A detour will be designated around the concrete pour area from Clearspring Drive North to Ruston Lane to Huntersridge Drive.  Residents should expect minimal traffic delays.

Gate 2 (Regent Gate) – This gate remains closed for street replacement and residents should plan to use other gates as they enter or exit the Village.

The Homeowners Association is posting a weekly status report on the repaving project on the Village Information tab on the Homeowners Association website.  However, any resident with a question or issue can call the Association office (972) 401-4946 during business hours to get additional information.  If a problem in the construction zone occurs after business hours, residents are advised to call the Homeowners Association office and press “9” to be connected to the after-hours common area emergency hotline.

Gate 2 Closed – To complete the replacement of the street near Gate 2 in the quickest and safest manner, the Homeowners Association closed this gate beginning on Friday June 2. It will be closed for approximately thirty days while the work is being done.  While it is recognized that the gate closure will inconvenience residents who normally use this gate, closing the gate will allow the contractor to complete this portion of the paving replacement project much faster and with greater resident safety and security than trying to route traffic through the construction area.

Additional failed panels in the outbound lane at Gate 2 have been added to the project to prevent another gate closure in the near future.  The demolition at Gate 2 is near completion, and we remain on schedule despite the recent rain.

Ongoing Street Replacement – Major street construction work is ongoing on Summitview Drive.  A concrete pour was canceled on Friday due to rain. This concrete pour has been rescheduled to tomorrow, Tuesday at the alley near Creekside Circle South on Summitview Drive, at Bridlewood Court and Summitview Drive, and on Summitview Drive near Blue Sage Court.  The final piece of Huntersridge Court and Summitview Drive is scheduled to be poured on Friday.  Crosswood Lane remains open for two way traffic.  Please be prepared for short delays in these construction areas.  

Sidewalks and Street and Alley ADA Approach Ramps – The replacement of sidewalks and ADA approach ramps to streets and alleys from sidewalks began today on Summitview Drive southbound near Creekside Circle South.  This project will take approximately one month to complete.

  • Please observe the posted construction zone speed limit of 10 MPH.
  • Traffic in work zones is reduced to one lane.
  • Construction zones have flashing lights for driver safety.
  • Creekside Circle South at Summitview Drive is now open with a look both ways sign. 
  • Hunters Ridge Drive at Summitview Drive is now open with a look both ways sign.
  • Clearspring Drive North at Summitview Drive is now open with a look both ways sign.
  • Construction zones are designated and barricaded with no street parking permitted on either side of the street on Summitview Drive or Crosswood Lane.
  • Sidewalks adjacent to construction work zones are closed for safety, work staging, etc.

The Summitview Drive portion of the street replacement project is scheduled to be completed by the end of June.  The Crosswood Lane replacement work schedule will be completed during the Bradford Pear Drive project at a date to be determined.  Each impacted homeowner on Summitview Drive and connected streets and Crosswood Lane is being contacted for ongoing project coordination.  Bradford Pear Drive construction is scheduled to begin at the end of June.

Gate 2 Closes Today – To complete the replacement of the street near Gate 2 in the quickest and safest manner, the Homeowners Association will close this gate beginning on Friday June 2 for approximately thirty days while the work is being done.  While it is recognized that the gate closure will inconvenience residents who normally use this gate, closing the gate will allow the contractor to complete this portion of the paving replacement project much quicker and with greater resident safety and security than trying to route traffic through the construction area.  Several factors were considered in making this decision:
   
1.    The pavement to be replaced comes flush to the island adjacent to the gate guard parking area.  With the necessary construction screening and equipment space requirements, one side of the road would be totally closed and blocked for a minimum of three weeks. 
2.    There is a significant erosion issue near our storm drain on the outbound lane that will require excavation and investigation.  It is expected that significant additional concrete replacement or drainage envelope repairs will be required.
3.    During the construction period, only one side of the gate could remain open.  The traffic would initially be limited to one way in through the gate southbound.  Southern Oak Drive would be closed.  No vehicles would be able to exit the Village through this gate for three weeks.
4.    When the northbound lane was under construction, the entry side of the gate would need to be closed and only the northbound exit lane would be open.  Despite directional signage, there was concern that some residents or visitors would attempt to enter the Village through the exit lane where we have no security camera control and are not set up for guard control, creating both a safety and security hazard.
5.    Breaking the work into two lanes would cause entry into Southern Oak Drive and Waterford Drive be closed for up to six weeks.
6.    By closing the gate and allowing our contractor to work on both sides of the street at one time, he has committed to complete this project in four weeks rather than the seven weeks needed if a lane must be kept open.
7.    Keeping one side of the gate open at a time would create confusion, a potential traffic hazard and compromise Village security, plus significantly increasing the total inconvenience time to our residents. 

Learning Experience – With the closure of Gate 2 and a segment of Summitview Drive at Clearspring Drive North for our concrete pour today, traffic from the Gate 2 Waterford area was temporarily forced to use Pistachio Drive to exit the Village.  We learned that a number of residents did not know how to cross the Village to get to Gates 3 and 4.  We quickly dispatched staff to provide maps and directions to assist them.  Please review the map in the back of your directory to see the routes to the other gates.  With Gate 2 closed, Summitview Drive and Pistachio Drive will provide access to Gates 1,3, and 4.

No Construction on Memorial Day – There will be no street construction on Sunday or Memorial Day.

The HOA and contractor have prepared a sign for the entry to the gate house announcing the date and extent of this closure.  Signage is now posted at Waterford Drive and Summitview Drive, Briarcrest Drive and Summitview Drive, and Southern Oak Drive and Summitview Drive announcing this upcoming closure.  It is expected that these signs plus weekly (or more frequent) construction progress reports in the Hackberry Creek Newsflash will provide sufficient notice to everyone about the gate closure and construction project progress.

STREET CLOSING ALERT – SUMMITVIEW DRIVE WILL BE CLOSED TO THROUGH TRAFFIC TOMORROW (FRIDAY, MAY 26TH)

Summitview Drive between Creekside Circle North and Clearspring Drive North will be closed to through traffic tomorrow (Friday, May 26th) from 9:00 AM – 3:00 PM.  The closure is necessary to pour the new concrete street in this area, weather permitting.  

The contractor plans to work until 7:00 PM on Friday and between 8:00 AM and 4:00 PM on Saturday, weather permitting. 

 

BRADFORD PEAR DRIVE RECONSTRUCTION SCHEDULE – Work is expected to begin on Bradford Pear Drive in early July.  The Homeowners Association will hold several project information meetings for Bradford Pear residents and any other interested Hackberry Creek residents.

Emergency Vehicles – Last Thursday the contractor hit and broke a gas line that was not buried at the proper depth per available drawings and surveys in an alley near Creekside Circle South and Summitview Drive.  The immediate area was closed with the fire department on stand-by until the broken line was repaired and buried at the proper depth by the gas company.  There were no injuries or damage, and one resident was temporarily evacuated for safety.

Major street construction work is ongoing on Summitview Drive and Crosswood Lane.  A major concrete pour on Crosswood Lane occurred today.  One lane will be reopened at the end of the day to two way traffic as the new concrete cures. Work will continue on Saturday on Summitview Drive.  The next concrete pour is scheduled for Friday May 19 on Summitview Drive with temporary road closures as required.  Demolition will continue at Creekside Circle South and south bound Summitview Drive and then move to Huntersridge Court and south bound Summitview Drive.  Please plan to use alternate routes to avoid significant delays in these construction areas.

CROSSWOOD LANE – Crosswood Lane will be closed to regular traffic tomorrow (Friday, May 12th) from 8:00 AM – 5:00 PM. The closure is necessary to pour the new concrete street in this area. The concrete trucks will be entering the community tomorrow through Gate 4. There will be barricades and road closed signs on Crosswood. Residents should plan to use alternate routes. The contractor plans to work until 7:00 PM on Friday. There is no parking permitted on Crosswood Lane in or near the construction area.

SUMMITVIEW DRIVE & CROSSWOOD LANE – The contractor plans to work between 8:00 AM and 4:00 PM on Saturday (weather permitting).

Traffic in work zones continues to be reduced to one lane. Residents should be courteous and allow passage through the construction area on an alternating basis. As a reminder, the speed limit in all construction areas is 10 MPH. The Homeowners Association is posting a weekly status report on the repaving project on the Village Information tab on the Homeowners Association website. However, any resident with a question or issue can call the Association office (972) 401-4946 during business hours to get additional information. If a problem in the construction zone occurs after business hours, residents are advised to call the Homeowners Association office and press “9” to be connected to the after-hours common area emergency hotline.

There will continue to be periodic traffic closures on Summitview Drive between the Royal Gate and Brookside Drive and on Crosswood Lane between Clearspring Drive South and Primrose Drive.  A major concrete pour at Summitview Drive and Clearspring Drive North is occurring today.   The next concrete pour is scheduled for Friday May 12 on Crosswood Lane with road closures as required.  Please plan to use alternate routes to avoid significant delays in these construction areas.
